Industrial parks enhance competitiveness, attract more projects

Hai Phong’s industrial parks are continuously attracting new projects while improving infrastructure and services to strengthen competitiveness and lure investment.

More than three months after signing a land-use rights lease agreement, VMASS Automobile One Member Co., Ltd., a member of Vietnam Machinery Investment Development Corporation, held a groundbreaking ceremony for the VMASS automobile manufacturing and assembly plant at Nam Dinh Vu Industrial Park (Zone 1) on July 23, 2026, marking the project’s official entry into the construction phase after completing investment procedures. The project is being developed on a site of nearly 105,000 m2, with 52,300 m2 of factory space, and an expected total investment of more than VND 1.3 trillion.

The event not only marked a new milestone for VMASS but also affirmed the appeal of Hai Phong’s investment environment in general and Nam Dinh Vu Industrial Park in particular. According to information from the developer, this is another step in the flow of investment attracted to Nam Dinh Vu Industrial Park. To date, the industrial park has lured nearly 150 projects, with total FDI exceeding USD 3 billion, and is home to numerous investors from Japan, South Korea, Taiwan (China), Singapore and the EU.

Meanwhile, An Phat 5 (Luong Dien - Ngoc Lien), one of three industrial parks operated by An Phat High-Tech Industrial Park JSC (An Phat Complex), has also been bustling, with the industrial park attracting interest from investors from South Korea, Japan and China since the beginning of the year.

Not only at Nam Dinh Vu and An Phat 5, investment attraction activities at industrial parks across the city are being stepped up, contributing to higher occupancy rates.

Enhancing competitiveness, increasing appeal

According to economic experts, amid increasingly intense competition to attract investment, requirements for industrial park development are also changing. In addition to focusing on costs, scale and the number of projects, industrial parks increasingly need to consider land-use efficiency, growth quality, environmental requirements, emissions reduction and the ability to generate added value. Therefore, raising occupancy rates is not simply about attracting more projects; more importantly, it involves selecting suitable projects that use land efficiently, create value and have long-term development potential.

In practice, with the goal of achieving GRDP growth of at least 13% per year in 2026 and throughout the 2026-2030 period, alongside expanding industrial space, Hai Phong is moving toward an industrial-logistics-services ecosystem capable of generating high added value.

Based on these development requirements and orientations, industrial park developers in the city have also identified that the competitive advantages of industrial parks lie not only in available land but also in their ability to connect supply chains, infrastructure quality, logistics, human resources, environmental standards and the speed at which projects can be brought into operation.

According to Tran Thi To Loan, Deputy General Director of Sao Do Group, along with synchronized infrastructure, the “one-stop” customer service model enables Nam Dinh Vu Industrial Park to support investors throughout project implementation, thereby helping “retain” existing businesses and attract more companies in the supply chain.

Alongside the proactive efforts of developers, the city continues to work with investors to promote investment attraction to industrial parks. According to Pham Van Thep, Head of the Hai Phong Economic Zone Authority, in the coming period, the unit will continue to work with and support economic zones and industrial parks in completing infrastructure, ensuring cleared land, transport connectivity and human resource training to be ready to attract investment. It will also closely coordinate with industrial park infrastructure developers to call for investment in line with the city’s overall orientation.
