Master plan for Do Son – Cat Ba areas adjusted

Accordingly, in the Do Son area, urban and service spaces will expand toward the sea. Specifically, the city has decided to focus adjustments on two coastal areas totaling about 290 hectares.

The entire water surface area here will be converted into mixed-use land for urban, services, tourism), thereby significantly expanding construction space and enhancing the exploitation of marine advantages.

In the Cat Ba area, tourism development will be combined with ecological space. Specifically, the Xuan Dam commune area in Cat Hai special zone is adjusted over about 152 ha. Of this, 68 ha of specialized green tree land and 2 ha of forestry land will be converted into 70 ha of mixed-use land for urban, services, and tourism. 25 ha of coastal water surface will be shifted to specialized green tree land.

After adjustment, this area will form 70 ha of tourism-service development land and 82 ha of green space land (mainly golf courses), ensuring harmony between economic exploitation and landscape preservation.

The South Cam River area will restructure riverbank and urban gateway land funds. Adjustments here focus on 3 locations with a total area of nearly 46 ha.

The North Cam River area will supplement security-defense land funds. In the northwest of the New Urban Area of North Cam River, security-defense land expands from 4.98 ha to 12.72 ha. The additional 7.74 ha is adjusted from commercial, service, and urban green tree land to build the City Police headquarters.

The specification of planning in each area is seen as an important step, effectively exploiting land funds while creating new momentum for Hai Phong's tourism, service, and urban centers in the coming period.
