Investor approved for 11 trillion VND urban and golf course project
The Hai Phong People’s Committee has approved Thai Son – Hoang Hiep joint venture as the investor of Lien Hong new urban area and golf course project in Thach Khoi ward.
The project has an estimated investment of more than 11.035 trillion VND and covers over 126 ha of land.
Its main functional zones include mixed-use land (residential, service, and public facilities) covering more than 21.2 ha; new residential land of over 4.25 ha; and over 82.38 ha of green and restricted-use areas for an 18-hole golf course, a park, and sports facilities.
In addition, the project includes over 16.4 ha of land for technical infrastructure, transportation, green spaces within residential units, and water surfaces.
The over 21.2 ha of mixed-use land are planned into two zones. The zone for service, commercial, and auxiliary works with mixed housing covers more than 11.73 ha, with a building density of about 46%. High-rise buildings will have up to 11 floors, and low-rise housing up to 5 floors. The residential zone covers about 9.97 ha, with a building density of 60% and a maximum height of 5 floors.
The 4.25 ha of new residential land will be divided into five housing zones, including apartment buildings up to 9 floors and low-rise houses up to 5 floors.
For the residential and housing land, the State will allocate land with land-use fee collection. Commercial and service land in mixed-use areas will be leased in accordance with regulations. Land for the golf course, park, and sports areas will also be leased with annual rental payments.
The investor is required to complete the golf course construction within 36 months from the date of the land lease decision. The project will operate for 50 years from the date the investor receives land or lease approval.
